What your abstract will include:
- Current Deed information and title chain covering at least the last 10 years and two owners.
- Open Mortgage information covering at least the last 10 years and two owners. Released mortgage information will be abstracted only by book and page and by releasing document.
- 10 year Judgement search including those against buyers (if applicable).
- 10 year and two owner misc. liens of record.
- Current owner tax information.
- Plat information.
- Pending case information on current owners.
- Easements, conditions, restrictions, covenants of record currently in operation (shown on abstract, copies must be requested).
- Copies of first, signature, notorial and legal description pages of vesting and lien documents currently in operation.
- If transaction is a sale, lien search on buyers will be performed.

What your abstract will not include:
- Bankruptcy search.
- Documents executed prior to the earliest abstracted deed.
- Judgements or liens beyond 10 years prior to effective date.
- Easements, conditions, restrictions, covenants of record prior to the earliest abstracted deed unless specified in said deed.
- Copies of documents executed prior to earliest abstracted deed unless requested.
- Copies of plats and surveys unless requested.
